Villa Talaefun stands on a clifftop ridge on Phuket's west coast, with 5 Thai pavilions set around a central lawn that runs straight out to the infinity pool and the Andaman Sea.

The lawn is what makes it rare in Phuket. Flat, green and completely private, it is where the long dinners, the barbecues and the fire shows happen, with the pool on one side and the water in front. Because each pavilion is its own building, living, dining, cooking and sleeping are properly separated, so 12 guests can spread out. A lift runs from the garage up to the main level, so nobody carries luggage up the slope, and the villa looks 2 ways: over Kamala Bay on one side, over the open sea on the other.

How many guests can stay at Villa Talaefun?

Villa Talaefun sleeps up to 12 guests in 6 ensuite bedrooms. For smaller groups, a 4-bedroom option is available for up to 8 guests. Guests aged 12 and over are counted as adults.

Do all the bedrooms have a sea view?

Yes. All 6 bedrooms are ensuite and all 6 look at the water. Bedrooms 1, 2 and 3 face Kamala Bay, and the master, bedroom 4 and bedroom 5 face the open Andaman Sea. Bedrooms 1 and 2 connect, and so do bedrooms 4 and 5.

What is included in a stay?

Every stay includes a private chef, villa manager, housekeeping and service staff, concierge, daily breakfast preparation, in-villa dining service and an airport transfer to the villa on arrival. The return transfer to the airport can be arranged on request. Food and drinks purchased for guests are charged at cost plus a 20% handling fee, paid to the staff in cash.

Is the villa easy to move around on a clifftop?

Yes. A lift runs from the arrival level and garage up through the bedroom levels to the main level, so nobody carries luggage up the slope. There is also a dumbwaiter for service.

How far is Villa Talaefun from the beach and the airport?

Kamala Beach is about 7 minutes by car, Surin Beach about 15 minutes and Patong about 20 minutes. Phuket International Airport and Phuket Town are each about 45 minutes away.

What are the check-in and check-out times?

Check-in is from 2:00 PM and check-out is by 12:00 PM. Early check-in and late check-out depend on availability.

Can we host a dinner or a celebration at the villa?

Yes. The central lawn and the oceanfront dining deck are set up for private dinners, barbecues, floral canopies and fire shows, arranged by the villa team. Events with more than 15 guests need prior written consent from the villa owner.

How much does Villa Talaefun cost per night?

For the full 6-bedroom villa, public rates run from USD 2,000 per night in low season to USD 4,500 per night over Christmas and New Year, with minimum stays of 3 to 10 nights. Rates include tax and service charge. The 4-bedroom option is quoted on request.

Terms & conditions

Before you book

Arrival & departure

Check-in from 2:00 PM, check-out by 12:00 noon, unless agreed otherwise. Early arrival and late departure depend on availability.

Security deposit

USD 2,000, payable on arrival or by bank transfer. Usually returned on the departure date.

Payment

A 50% payment is required to secure the villa, with the balance due 30 days before arrival. Full payment details are provided with your rental agreement.

Cancellation

31 days or more before arrival: the 50% non-refundable deposit is forfeited. Within 30 days: the full rental amount is forfeited.

Security deposit

A USD 2,000 security deposit is payable on arrival or by bank transfer. It covers the cost of any damage or breakages to the property or its contents during the rental period, and is usually returned on the departure date.

Registered guests

Only the number of persons stated in the rental agreement may stay at the property as guests.

Food & beverage

All food and beverage items purchased on behalf of guests are charged at cost plus a 20% handling fee, payable to the staff in cash.

Events

Private dinners and small celebrations can be arranged by the villa team. Events with more than 15 guests need prior written consent from the villa owner.

Smoking

Being a family home, Villa Talaefun has a no-smoking policy indoors. Guests are welcome to smoke outdoors, and our staff will supply ashtrays for outdoor use at any time.

Linen & towels

Linen and towels are provided at the villa and are normally changed every 3 to 4 days, or as needed.

Complaints

The lessor cannot be held liable for interruptions to the water, electricity or internet supply, or a breakdown of the swimming pool filtration system, but will make every effort to have any such problems solved quickly.

Force majeure

The lessor is not responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside the lessor's control, such as civil disturbances, fires, floods, severe weather or acts of God.

Conduct & behaviour

Guests are expected to behave correctly and appropriately while staying at the villa. If any member of the party behaves in a manner considered inappropriate, the lessor or the local representative may, at their absolute discretion, ask the guest or guests concerned to leave the villa immediately, and no refund can be claimed. The owner or his representative may enter the villa at any time. Unlawful activity of any kind is prohibited.

Due care, supervision & indemnity

The lessee accepts responsibility and liability for the safety and wellbeing of all guests and third parties staying at the villa during the rental. The lessee and their guests must take due care during their stay and be especially watchful of children playing in the gardens, on the terraces, near the cliff edge or in the pool. Children must be supervised by an adult at all times.
